Veteran's Tribute Trail
Take in the beautiful murals as you stroll down the art walk. Every building features a significant moment from The Barracks' remarkable past. We want to honor the history that we build our foundations on.
Bike Trails
Our Veteran’s Tribute Trail connects directly to the outdoor bike paths and those will extend beyond the Entertainment District. Area planning includes expansion of another 6.5 miles of bike trails to connect Chaffee Crossing to the greater Fort Smith Master Trails. Students of the Osteopathic college will be able to walk directly from class to enjoy a meal at The Barracks.
Outdoor Shopping District
The Barracks provides a unique shopping experience for visitors to take in the atmosphere. Book a salon appointment and while you wait, grab a drink from the brewery or a Coffee from Fort Smith Coffee Co. We have over 30 commercial spaces dedicated to restaurants, boutiques, Salons, and more.
Entertainment District
The Barracks extends the privilege of letting guests enjoy adult beverages throughout the entire 60 acre district. Upon buying a drink, you’ll receive a wristband and a district-approved cup. This is to ensure a safe, inviting, environment for all our guests.

Fort Chaffee has been a fixture in the River Valley for over 80 years. Throughout its history, it’s been home to our armed forces, refugees, and Elvis Presley.
With the establishment of the Fort Chaffee Redevelopment Authority in 1997, the old Fort is now known as Chaffee Crossing. In 2020 Lloyd Sumpter, President of Rival CRE LLC, submitted plans to renovate 21 Army Barracks to build a modern community for people and business. We are now The Barracks at Chaffee with a 125,000 square feet of mixed-use real estate.

LLOYD SUMPTER
Lloyd Sumpter bought his first commercial property in the Chaffee Historical District in 2017. Sumpter has personal history in the Fort, having been trained as an Oklahoma National Guard there along with his father, a Vietnam Vet. That first property successfully developed into two commercial units and quickly filled with businesses. Sumpter then went on to purchase the building next to the first property and transformed it into a three unit commercial building, one of which is now home to Sumpter’s real estate construction company Rival CRE. As renovations continued, Sumpter’s vision for the 21 empty Army Barracks grew. The Barracks at Chaffee is designed to be an outdoor retail shopping district with restaurants, breweries, loft apartments, biking trails, and entertainment areas for musical performances. Designed to serve as an entertainment area on the East side of Fort Smith, The Barracks offers 125,000 square feet of premium real estate for businesses and individuals looking to live in a modern community.
